Affordability challenges
The media widely reports the inequality in pay for NHS staff, especially nurses on the frontline. Mortgage lenders are aware of the issue and, in some cases stretch their usual lending criteria to support NHS staff.
We work with lenders who are prepared to lend up to 5 times your income for you and your partner (normally lending is capped at 4.5 times your income). In fact, they’ll lend five times the income for small groups of people buying together so long as at least one of them works for the NHS so if you’re considering a house share, this could be a great way to afford a home.

If you work as a bank nurse, most lenders will only consider 75% of your agency income when they review your mortgage application. We have access to exclusive offers for bank nurses where the lender will take into account 100% of your income which means they’re likely to be able to offer you a bigger loan.
- Minimise the impact of variable hours on your mortgage application
When you apply for a mortgage the lender will usually ask to see your last three payslips as evidence of earnings, taking the lowest amount as your monthly income.
If you work as a bank nurse, we understand your pay can fluctuate depending on how many hours you work. We could source deals where an average of your last three months’ payslips is entered as your monthly income amount. This means your lender should be able to offer a bigger mortgage.
